Once we know what failed, the fix is scoped to that. Sometimes it is a valley, not a roof.

Where water got behind the cladding, the framing usually needs looking at before anything goes back on.
Structural repair
Rotted framing and decking, put right before the new material covers it up.
What a diagnosis costs
Every roofer in this city offers a free estimate. An estimate is a price for work someone already decided you need. This is the other thing — finding out what is actually wrong.
If the diagnosis shows you do not need a new roof, we will say so in writing. That is happened often enough that it is worth putting on the page.
Why we start inside
A ceiling stain is where the water gave up, not where it got in.
Water travels along rafters and top plates, sometimes several metres, before it finds a seam to drip through. Replacing the roof above the stain is how a leak gets "fixed" three times and keeps coming back.

Sometimes it was never the roof at all.
Water getting behind siding does its damage silently, and by the time anything shows inside, the framing has been wet for years. It is the hardest thing to sell someone who called about a roof, and the most important thing to tell them.

Two roofers already told me I need a new roof. Why would you say otherwise?
We might not. But a roof gets replaced because it has failed, not because there is a stain on a ceiling — and those are different findings. We check which one you have before quoting either.
Do you charge for the inspection?
No. Walking the roof and photographing it is free. The paid part is tracing an active leak with a moisture meter, and that fee comes off the repair if you use us.
What if the damage is behind the siding?
Then the roof was never the job. We will show you the readings, tell you what the framing looks like, and quote the exterior work separately so you can see what you are paying for.
Will insurance cover it?
Storm damage usually. Slow water intrusion over years usually not — most policies exclude gradual damage. We will tell you honestly which one your evidence looks like before you open a claim.
How soon can someone come?
Same week for a diagnosis. If water is actively coming in, call rather than filling in the form and we will get to you sooner.
